Expert Guide to Spring Plumbing Maintenance

You may already be aware that your heating and cooling equipment needs annual HVAC (Heating, Ventilation, Air Conditioning) maintenance, but did you know that you also need to call an expert for annual plumbing maintenance? While you should definitely call immediately for plumbing problems and schedule your plumbing maintenance yearly, here are three ways for you to get your home in ideal plumbing shape for spring.

  • Inspect for leaks

Look at all your faucets and toilets for any leaks. Confirm there is no water dripping out of or around the connections when you shut off your faucets. If there is, swapping out the fixtures or repairing the leak could help better the faucet’s performance and may even reduce your water bill.

In addition to faucets, inspect all accessible pipes for indications of leaks. You can often access visible pipes below sinks and down in the basement. In extreme weather pipes can freeze and crack, so springtime is great to make sure the winter weather didn’t damage anything that could cause plumbing problems.

  •       Give your drains some long overdue attention
Check your toilet for any cracks or leaks in both the bowl and tank. If it seems to be in good shape, go ahead and pour about six drops of food coloring into the tank water. Wait 30 minutes and then check the bowl. If the bowl water is not colored with the dye, you’re good to go. If the color appears in the bowl, you may have a leak and will want to call a plumbing expert.
  •       Don’t neglect your water heater maintenance
If a stench seems to be drifting up through any of the drains in your home, it could be an indication that plumbing maintenance is needed. A properly working drain shouldn’t release odors into the air. Check to make sure there are strains placed in all your drains to stop hair and other debris from spoiling in the pipes and resulting in a clog. Following treatment with a common drain cleaner, pour four quarts of water down drains that are not used often. This will fill the trap and help to stop odors from seeping in and smelling up your home.

Your water heater takes great care of you so be sure you’re returning the love. Keep in mind that newer water heaters are going to be more energy efficient, so if yours is over 15 years old, it may be about time to invest in a new one to help make sure you don’t have that unexpected burst of cold water for multiple days. Regardless if you plan on purchasing an upgraded water heater, there are some things you can do to help keep it operating properly.

Verify that the temperature is set no higher than 120°F. This will help reduce your energy use (and help lower your bills) while also avoiding scalding. For safety sake, you will want to move away anything from around the water heater.
